    £40000–£130000 yearly
    Full-time
    London

Construction Project Manager – Domestic Building Projects £40,000–£130,000 depending on experience and performance + uncapped project commission We are looking for an experienced Construction Project Manager to take ownership of domestic building projects from initial site visit through to successful completion. Our projects include: • Home extensions, • Loft conversions, • Full and partial property renovations, • Internal remodelling and refurbishment Typical contract values range from £40,000 to £250,000, with an average project value of approximately £70,000. This role is designed for someone who wants the independence and earning potential of running projects without having to worry about finding customers, generating leads, running sales calls, issuing contracts, chasing invoices or managing back-office administration. We find the work and run the back office. You deliver the projects. How the role works The company generates enquiries and works with homeowners to understand their plans, budget and project requirements. Once we identify a promising opportunity, you will: 1. Visit the property and meet the client in person., 2. Discuss the proposed work in detail., 3. Assess the site and identify potential risks or challenges., 4. Scope the work and prepare an accurate, commercially viable quotation., 5. Support our internal team with any technical questions required to close the project. Our internal team then takes over the sales process, follows up with the customer, issues contracts and closes the project. Once the project is secured, you take responsibility for delivering it from start to finish. Focus on delivery, not administration We take care of the back office, including: • Lead generation, • Initial customer qualification, • Sales calls and follow-up, • Customer contracts, • Billing, • Invoicing, • Payment collection, • General administration You are not expected to spend your time finding work, chasing paperwork, issuing contracts or collecting money. Your focus is on: • Meeting clients, • Understanding and pricing projects, • Planning the work, • Organising contractors and trades, • Managing day-to-day project delivery, • Controlling costs and programme, • Maintaining a strong relationship with the client, • Ensuring work is delivered to a high standard You look after the contractors, the client and the project. We look after everything around it. Your responsibilities You will be responsible for the successful delivery of your projects, including: • Visiting prospective projects and meeting homeowners, • Understanding the client's requirements, • Accurately scoping and pricing work, • Preparing project budgets and quotations, • Planning the works and creating realistic programmes, • Organising labour, subcontractors, trades and materials, • Ensuring the right contractors are on site at the right time, • Managing and supervising contractors, • Monitoring the quality of work, • Managing project costs, budgets and margins, • Monitoring progress against programme, • Identifying and resolving issues quickly, • Managing variations and changes to scope, • Keeping clients informed throughout the project, • Maintaining a positive client relationship, • Ensuring sites are organised, safe and professionally managed, • Managing snagging and project completion, • Delivering an outcome the client is genuinely happy with You will have considerable freedom over how you organise and deliver your projects. You will not be micromanaged. We care about the outcome: quality, happy clients, projects delivered efficiently and strong commercial performance. What is in it for you? £40,000–£130,000 + uncapped commission Salary will range from £40,000 to £130,000, depending on experience, capability and performance. On top of this, you will receive uncapped commission linked directly to the profit generated by the projects you manage. There is no ceiling on commission. The more work you successfully manage, and the more efficiently and profitably you deliver it, the more you can earn. No need to find your own work One of the biggest challenges of running a construction business is keeping the pipeline full. We take that problem away. Our team generates the enquiries, qualifies customers and runs the sales process. We can generate as much work as you are capable of successfully delivering. Whether you want to manage £60,000 or £6 million of construction work, we want the limiting factor to be your ability to deliver rather than our ability to find projects. No back-office burden Contracts, billing, invoicing, payment collection, sales and administration are handled internally. That allows you to spend your time where you add the most value: on site, with contractors and with clients. Be your own boss The role is largely self-directed. You will have significant freedom over how you organise your time, manage your contractors and deliver your projects. We are looking for someone who wants responsibility rather than someone who needs constant supervision. How the numbers work Our average project is approximately £70,000. A well-run project should achieve at least a 20% profit margin, with 30% or more achievable on strong projects. That means a £70,000 project could generate: 20% Margin30% Margin Contract value £70,000 £70,000 Project profit £14,000 £21,000 Your commission is linked to the profit generated by the projects you manage. A project of this size should take no more than six weeks when properly planned, resourced and managed. There is also no reason an experienced and organised Project Manager cannot oversee multiple projects at the same time. That is where the earning potential becomes significant. Run more projects. Maintain strong margins. Deliver excellent work. Earn more commission. There is no commission cap. By the numbers • Project values: £40,000–£250,000, • Average project: approximately £70,000, • Target minimum project margin: 20%, • Strong projects can achieve approximately 30%+, • Typical £70k project duration: no more than six weeks, • Average conversion following a qualified site visit: approximately 20%, • Approximately five suitable site visits generate one secured project, • Salary: £40,000–£130,000, • Uncapped project commission, • Commission directly linked to project profitability, • Ability to manage multiple projects simultaneously, • As much work available as you are capable of successfully delivering Who we are looking for This role would suit an experienced: • Construction Project Manager, • Contracts Manager, • Construction Manager, • Site Manager, • Residential Project Manager, • General Builder looking to move into project management You should understand both the practical and commercial sides of domestic construction. Ideally, you will have: • Experience delivering domestic extensions, loft conversions or major renovations, • Strong knowledge of residential construction methods, • An understanding of construction sequencing and programme management, • The ability to accurately scope and price building work, • Experience managing subcontractors and trades, • Strong financial and cost-management skills, • High standards of workmanship, • Excellent problem-solving ability, • Strong client communication skills, • The confidence to make decisions independently, • The ability to manage several projects and competing priorities, • A reliable network of trades and subcontractors, or the ability to develop one, • A professional and trustworthy manner when dealing with homeowners Most importantly, you must be someone who takes ownership. Problems happen in construction. We are looking for someone who identifies them quickly, communicates clearly and gets them solved. This role will not suit you if This probably isn't the right opportunity if: • You need to be closely managed, • You regularly allow projects to drift over budget, • You struggle to maintain programme, • You avoid difficult conversations with clients or subcontractors, • You produce vague or inaccurate quotations, • You don't understand project profitability, • You compromise on quality to make a job easier, • You wait for somebody else to solve problems We want someone commercially minded who takes pride in delivering great work. If you are good at running construction projects, there is significant money to be made here. Apply Please apply with a summary of your experience, including: • The types and values of projects you have managed, • Examples of extensions, loft conversions or renovations you have completed, • Your experience preparing quotations and managing project costs, • The geographical area you can cover, • Your current availability We are looking for people who want significant responsibility, significant independence and the opportunity to earn significantly more by delivering excellent projects. Sales Floor Manager — Build It, Run It, Own the Upside
    20 days ago
    £3000–£10000 monthly
    Full-time
    London

Commission-only · Uncapped · Ground floor · Full-time London (in-person + phone) & Dubai (phone) I'll be straight with you, because the right person will respect that more than a polished pitch. We're Strive AI. We build AI systems for local businesses — the kind of tech that answers every call, books appointments and chases leads 24/7 for salons, clinics, gyms, restaurants and trades. The product is genuinely good and the market is wide open. We're also new. I'm not going to dress that up. There's no big team to inherit, no years of case studies, no safety net. What there is: a working product, a proven sales process, a dashboard that runs the whole operation, and a founder who builds fast and pays properly. So this isn't a job for someone who wants comfortable. It's for someone who looks at "early-stage" and sees the opportunity instead of the risk. The role You build and run the sales floor. Not sell — manage the people who sell. • Hire. Find hungry, reliable people who'll treat this like the 9-5 it is — walking into businesses in London and closing face to face, and running phone outreach in Dubai., • Interview. Screen and interview applicants using the questions and process we give you. You won't be guessing — you'll be running a system., • Onboard & train. We'll teach you exactly how the method works, then you teach it to every person you bring on., • Manage, properly. This is the real job. Daily check-ins, holding people to their numbers, keeping the floor motivated and moving. The tools to track all of it are already built — your job is to use them and stay on top of people who need staying on top of., • Scale. Grow this into a floor of 50+ that consistently closes. Who I'm looking for • Someone who's managed or built a sales team before, or knows in their bones they can., • A proper operator — organised, relentless on follow-up, comfortable holding people accountable without being soft or being a tyrant., • Someone who genuinely wants to take a bet on something early and own a piece of the outcome., • Hard worker. Full stop. This is a pure play — you put the work in, you win big. You coast, you earn nothing. The deal 6% commission on every deal your team closes Plus £75 for every rep you hire who lands their first close. It's commission-only and I won't pretend otherwise. But do the maths on a floor of 50 people each closing 8–12 deals a month and you're looking at a six-figure income you built yourself and control entirely. Uncapped. No ceiling I'm putting on you. If you want a salary to sit still for, this isn't it. If you want to build something and get paid like an owner for it, let's talk. Apply Message me with: 1. Where you've managed or built a team before (or why you know you can)., 2. Why an early-stage, commission-only bet appeals to you rather than scares you off., 3. How many hours a week you can genuinely commit. Serious applicants only. I'll move fast for the right person. — Scarlett, Founder, Strive AI
