More about your role As Regional Facilities Manager, you will take ownership of maintenance, compliance and service delivery across a diverse regional property portfolio, helping to ensure our buildings remain safe, compliant and operational. "Knowing your buildings" will be key to your success. You will develop a strong understanding of your buildings, their critical assets, recurring issues and operational risks, while developing and maintaining accurate asset information within our CAFM system to support maintenance strategies, lifecycle planning and investment decisions. Drawing on your experience in building services, compliance and contractor management, you will oversee planned and reactive maintenance across your region. You will work closely with regional teams, contractors and stakeholders to plan and prioritise works, taking ownership of issues through to resolution and escalating risks or specialist requirements where appropriate. Your technical knowledge will help you make informed decisions across your portfolio. You don't need to be a specialist in every building system, but you will need a sound technical foundation and the confidence to ask the right questions. You will be comfortable reviewing asset failures and performance issues, interpreting technical information and constructively challenging contractors, while recognising when specialist advice is needed. Maintaining accurate and up-to-date information will also be a key part of your role. You will maintain CAFM records, asset information, compliance evidence and logbooks, as well as producing clear, well-structured reports suitable for senior management to support effective decision-making. You will identify opportunities to improve asset performance, address recurring issues, drive efficiencies and deliver value for money. Where risks are identified, you will ensure these are appropriately recorded, with clear actions and mitigation plans followed through to resolution. This is a varied regional role and priorities can change quickly. You will have flexibility in how you organise your workload while ensuring appropriate operational coverage during core business hours and meeting the needs of our Customers and Colleagues. Regular travel across your regional portfolio and occasional overnight stays will form part of the role. More about you You will have a strong engineering, technical or hard FM background, with experience in building services maintenance, compliance and asset management. You will bring a broad understanding of hard FM services and be comfortable managing competing priorities across a varied and reactive property portfolio. A strong understanding of statutory compliance, health and safety and associated audit requirements is essential. You will be able to recognise where standards are not being met and take appropriate action to address or escalate issues. You will be confident using CAFM systems and spreadsheets and understand the importance of accurate, reliable records. You will also be comfortable turning technical and operational information into clear, concise reporting for senior management. Managing contractors and suppliers will be a significant part of your role. You will be comfortable building positive working relationships while having the confidence to challenge performance, recommendations, costs and proposed solutions where appropriate. You will be organised and proactive, able to plan ahead and manage competing priorities, with a strong sense of ownership and follow-through. You won't be expected to know everything, but you will be technically curious, willing to investigate and able to recognise when specialist advice is needed. You will be a clear and confident communicator, able to build strong relationships with colleagues, contractors, Customers and senior stakeholders.
