    Construction Project Manager

    £40000–£130000 yearly
    Full-time
    London

Construction Project Manager – Domestic Building Projects £40,000–£130,000 depending on experience and performance + uncapped project commission We are looking for an experienced Construction Project Manager to take ownership of domestic building projects from initial site visit through to successful completion. Our projects include: • Home extensions, • Loft conversions, • Full and partial property renovations, • Internal remodelling and refurbishment Typical contract values range from £40,000 to £250,000, with an average project value of approximately £70,000. This role is designed for someone who wants the independence and earning potential of running projects without having to worry about finding customers, generating leads, running sales calls, issuing contracts, chasing invoices or managing back-office administration. We find the work and run the back office. You deliver the projects. How the role works The company generates enquiries and works with homeowners to understand their plans, budget and project requirements. Once we identify a promising opportunity, you will: 1. Visit the property and meet the client in person., 2. Discuss the proposed work in detail., 3. Assess the site and identify potential risks or challenges., 4. Scope the work and prepare an accurate, commercially viable quotation., 5. Support our internal team with any technical questions required to close the project. Our internal team then takes over the sales process, follows up with the customer, issues contracts and closes the project. Once the project is secured, you take responsibility for delivering it from start to finish. Focus on delivery, not administration We take care of the back office, including: • Lead generation, • Initial customer qualification, • Sales calls and follow-up, • Customer contracts, • Billing, • Invoicing, • Payment collection, • General administration You are not expected to spend your time finding work, chasing paperwork, issuing contracts or collecting money. Your focus is on: • Meeting clients, • Understanding and pricing projects, • Planning the work, • Organising contractors and trades, • Managing day-to-day project delivery, • Controlling costs and programme, • Maintaining a strong relationship with the client, • Ensuring work is delivered to a high standard You look after the contractors, the client and the project. We look after everything around it. Your responsibilities You will be responsible for the successful delivery of your projects, including: • Visiting prospective projects and meeting homeowners, • Understanding the client's requirements, • Accurately scoping and pricing work, • Preparing project budgets and quotations, • Planning the works and creating realistic programmes, • Organising labour, subcontractors, trades and materials, • Ensuring the right contractors are on site at the right time, • Managing and supervising contractors, • Monitoring the quality of work, • Managing project costs, budgets and margins, • Monitoring progress against programme, • Identifying and resolving issues quickly, • Managing variations and changes to scope, • Keeping clients informed throughout the project, • Maintaining a positive client relationship, • Ensuring sites are organised, safe and professionally managed, • Managing snagging and project completion, • Delivering an outcome the client is genuinely happy with You will have considerable freedom over how you organise and deliver your projects. You will not be micromanaged. We care about the outcome: quality, happy clients, projects delivered efficiently and strong commercial performance. What is in it for you? £40,000–£130,000 + uncapped commission Salary will range from £40,000 to £130,000, depending on experience, capability and performance. On top of this, you will receive uncapped commission linked directly to the profit generated by the projects you manage. There is no ceiling on commission. The more work you successfully manage, and the more efficiently and profitably you deliver it, the more you can earn. No need to find your own work One of the biggest challenges of running a construction business is keeping the pipeline full. We take that problem away. Our team generates the enquiries, qualifies customers and runs the sales process. We can generate as much work as you are capable of successfully delivering. Whether you want to manage £60,000 or £6 million of construction work, we want the limiting factor to be your ability to deliver rather than our ability to find projects. No back-office burden Contracts, billing, invoicing, payment collection, sales and administration are handled internally. That allows you to spend your time where you add the most value: on site, with contractors and with clients. Be your own boss The role is largely self-directed. You will have significant freedom over how you organise your time, manage your contractors and deliver your projects. We are looking for someone who wants responsibility rather than someone who needs constant supervision. How the numbers work Our average project is approximately £70,000. A well-run project should achieve at least a 20% profit margin, with 30% or more achievable on strong projects. That means a £70,000 project could generate: 20% Margin30% Margin Contract value £70,000 £70,000 Project profit £14,000 £21,000 Your commission is linked to the profit generated by the projects you manage. A project of this size should take no more than six weeks when properly planned, resourced and managed. There is also no reason an experienced and organised Project Manager cannot oversee multiple projects at the same time. That is where the earning potential becomes significant. Run more projects. Maintain strong margins. Deliver excellent work. Earn more commission. There is no commission cap. By the numbers • Project values: £40,000–£250,000, • Average project: approximately £70,000, • Target minimum project margin: 20%, • Strong projects can achieve approximately 30%+, • Typical £70k project duration: no more than six weeks, • Average conversion following a qualified site visit: approximately 20%, • Approximately five suitable site visits generate one secured project, • Salary: £40,000–£130,000, • Uncapped project commission, • Commission directly linked to project profitability, • Ability to manage multiple projects simultaneously, • As much work available as you are capable of successfully delivering Who we are looking for This role would suit an experienced: • Construction Project Manager, • Contracts Manager, • Construction Manager, • Site Manager, • Residential Project Manager, • General Builder looking to move into project management You should understand both the practical and commercial sides of domestic construction. Problems happen in construction. We are looking for someone who identifies them quickly, communicates clearly and gets them solved. This role will not suit you if This probably isn't the right opportunity if: • You need to be closely managed, • You regularly allow projects to drift over budget, • You struggle to maintain programme, • You avoid difficult conversations with clients or subcontractors, • You produce vague or inaccurate quotations, • You don't understand project profitability, • You compromise on quality to make a job easier, • You wait for somebody else to solve problems We want someone commercially minded who takes pride in delivering great work. If you are good at running construction projects, there is significant money to be made here. Apply Please apply with a summary of your experience, including: • The types and values of projects you have managed, • Examples of extensions, loft conversions or renovations you have completed, • Your experience preparing quotations and managing project costs, • The geographical area you can cover, • Your current availability We are looking for people who want significant responsibility, significant independence and the opportunity to earn significantly more by delivering excellent projects. Twickenham

THE WORK We install, commission, service and fault-find domestic gas appliances, pipework and flue systems in some of the most valuable residential property in the country. Our clients are private homeowners, interior designers and architects, main contractors and property developers. Our projects range from listed and period townhouses and large private residences through to architect-led new builds, major refurbishment programmes and multi-unit developments. The work is technically demanding and highly visible, delivered alongside main contractors, consultants and specialist trades, to programme and to a standard that stands up to inspection. That is why our clients keep coming back, and it is the standard the successful candidate will be expected to hold. THE ROLE This is a hands-on gas engineering position with real technical ownership from the outset. Day to day it covers: • Installation and commissioning — first and second fix gas pipework; installation of appliances to manufacturers’ instructions and Gas Safe Regulations; balanced, open, fan-assisted and lined flue systems; tightness testing, combustion performance analysis and spillage testing; client handover and demonstration., • Servicing and diagnostics — planned servicing and annual safety checks; fault finding and rectification across a broad range of appliances and controls; warranty and remedial works with manufacturer technical support; correct handling of unsafe situations., • Survey and technical assessment — attending site surveys; reading and interpreting architectural, structural and M&E drawings; identifying service clashes and buildability issues before they reach site; assessing flue routing, ventilation, combustible distances and access., • Compliance and records — daily logs and job records on our digital platform; commissioning certificates, Gas Safe notifications and Building Regulations compliance; working within Part J and Part A, the Gas Safety (Installation and Use) Regulations and relevant British Standards., • Team and client — representing the business on site, working cleanly and professionally in occupied homes; clear coordination with operations, sales and subcontract trades; supporting and, in time, mentoring less experienced colleagues. WHAT YOU’LL NEED • Current Gas Safe registration with an in-date ACS CCN1 (Core Domestic Gas Safety)., • Practical experience of domestic gas installation, servicing or fault finding. HELPFUL, BUT NOT ESSENTIAL • ACS HTR1 (gas fires and wall heaters). Training and certification will be funded for the right candidate., • Experience of gas works within residential construction or high-end refurbishment, or with European appliance manufacturers and their commissioning requirements., • CSCS card, working at height, asbestos awareness or first aid certification. THE PERSON The right candidate is ambitious and looking for a career rather than the next job. They want to be trusted with the whole job, not just their part of it, and are prepared to make a technical judgement on site and stand behind it. They work at pace without cutting corners, and stay interested in the technical detail long after the certificates are issued. In time, they want to lead a team — and will do the work required to earn it. WHY APPLY • A permanent, stable position with an established business — not agency or job-to-job work., • Fully funded training, certification and manufacturer accreditation, with time allowed for it., • A defined progression route from engineer to team leader, with pay reviewed at each milestone., • Fixed weekday hours. No weekends, no on-call, no callout rota., • A fully equipped company vehicle., • Varied, technically interesting work in properties most engineers never get to see inside, with direct access to senior management — a business small enough that good work is noticed and acted upon.
