This is an excellent opportunity to join their Birmingham office, offering hybrid working, exposure to a varied portfolio and genuine career development alongside an experienced team. \n \n The role \n \n Our client is seeking a Senior Block Property Manager to oversee a portfolio of residential and mixed-use developments, delivering an excellent service to leaseholders, residents and clients while maintaining high property standards. You'll take full ownership of your portfolio, managing a varied range of developments while building strong relationships with clients and stakeholders. \n \n Key responsibilities \n \n\n • Manage a defined portfolio, ensuring compliance with lease terms and relevant legislation.\n, • Build strong relationships with leaseholders, tenants and resident associations.\n, • Conduct regular property inspections and coordinate any required maintenance works.\n, • Oversee contractors and service level agreements to ensure quality and value are delivered.\n, • Prepare and manage service charge budgets and monitor expenditure.\n, • Support major works projects, including Section 20 consultation processes.\n, • Handle insurance claims, legal queries and leasehold matters in a proactive manner.\n, • Work closely with internal teams and external stakeholders to ensure the effective day-to-day management of your portfolio.\n\n \n Skills and requirements \n \n\n • Previous experience managing high-rise residential developments is essential.\n, • Working knowledge of landlord and tenant legislation and property management best practices.\n, • TPI qualification is desirable but not essential.\n, • Strong organisational skills with the ability to manage multiple priorities.\n, • Clear written and verbal communication skills.\n, • Confident using property management systems and Microsoft Office tools.\n, • A collaborative approach and commitment to delivering a high level of service.\n\n \n Benefits \n \n\n • Salary up to £50,000 DOE.\n, • Hybrid working.\n, • Strong career progression opportunities.\n, • Generous annual leave.\n, • The opportunity to join a stable and respected organisation with an experienced team.\n\n \n Apply now to be considered – interviews are taking place shortly. \n \n If you require any adjustments or additional support during the recruitment process for any reason whatsoever, please let your Cobalt consultant know. \n
