The Role The Fire Life Safety Director (FSD) is a critical on-site safety role at the Return Policy™ Broadway Hotel. The FSD is responsible for the life safety of all guests, staff, and visitors in the building, ensuring full compliance with New York City Fire Department (FDNY) regulations, the NYC Fire Code, and all applicable building safety standards. This is a standalone, full-time position requiring a valid FDNY Fire Safety Director Certificate of Fitness. The FSD operates with a high degree of independence and is expected to act decisively in emergency situations while maintaining a calm, professional presence at all times. What You’ll Do You are the designated safety authority on property during your shift. About the Role Asphalt Green is seeking a skilled and dependable Facilities Maintenance Associate to support the safe, reliable, and efficient operation of our Upper East Side campus. This role is responsible for completing assigned work orders, performing routine maintenance and repairs, monitoring building systems, supporting pool operations, documenting shift activity, and responding to facility issues that may affect safety, programs, members, participants, or daily operations. This position requires strong hands-on maintenance ability, sound judgment, and the confidence to troubleshoot time-sensitive issues independently. The Facilities Maintenance Associate must be comfortable working with building systems, mechanical spaces, pool systems, work order platforms, staff requests, and urgent maintenance needs in a busy public-facing facility. This role has a fixed schedule of Sunday to Thursday, 1:00 PM–9:00 PM. This schedule is required to support campus operations and is not negotiable. Why This Role Matters The Facilities Maintenance Associate helps keep Asphalt Green’s Upper East Side campus safe, functional, and ready for daily use. Every program, class, swim lesson, workout, event, staff shift, and member visit depends on reliable building operations and fast response to maintenance needs. This role supports the behind-the-scenes work that allows the campus to run smoothly. Strong performance in this position helps prevent disruptions, protects safety, supports pool and building operations, and ensures staff and participants can focus on programs instead of facility issues. The right person for this role understands that maintenance work requires technical skill, urgency, follow-through, and attention to detail. This is not just a support role — it is a critical part of keeping a high-volume sports, fitness, and aquatics facility operating safely. What You’ll Do Building Systems and Facility Maintenance • Operate, monitor, and maintain building systems, including mechanical, electrical, plumbing, HVAC, and related facility equipment., • Perform routine inspections, preventative maintenance, general repairs, and assigned maintenance tasks., • Troubleshoot facility issues and determine the appropriate next steps based on urgency, safety, and operational impact., • Respond promptly to maintenance concerns, including leaks, alarms, equipment issues, safety concerns, and building system needs., • Maintain cleanliness, safety, and organization in mechanical rooms, work areas, and assigned common spaces., • Use appropriate tools, equipment, and safety practices when completing maintenance tasks., • Identify facility concerns early and communicate issues before they become larger operational problems. Pool Operations and Aquatics Support • Support pool operations by monitoring filtration systems, chemical levels, temperature, and related pool equipment., • Accurately document pool readings and required updates in DigiQuatics., • Communicate pool system concerns, irregular readings, or safety issues to the appropriate team members or supervisors., • Support the safe and reliable operation of aquatics spaces by following pool operations procedures and safety expectations., • Work with engineers, aquatics staff, and operations teams to address pool-related maintenance needs. Work Orders, Documentation, and Shift Communication • Complete assigned work orders accurately and in a timely manner., • Document shift activities, completed tasks, open issues, building concerns, and follow-up needs in the appropriate systems., • Coordinate shift handoffs with engineers and facilities team members to support operational continuity., • Communicate clearly about equipment status, maintenance requests, safety concerns, and unresolved issues., • Use work order systems, building systems, DigiQuatics, and other platforms as required for documentation and follow-up., • Maintain accurate records so the team can track work, identify trends, and respond effectively. Emergency Response and Problem-Solving • Respond to time-sensitive maintenance issues, facility emergencies, leaks, alarms, building system concerns, and safety-related situations., • Make sound decisions under pressure while following Asphalt Green procedures and safety expectations., • Escalate issues appropriately when additional support, engineering review, vendor support, or supervisor direction is needed., • Support urgent repairs or temporary solutions that reduce disruption to programs, members, staff, and facility operations., • Remain calm, professional, and solutions-focused when responding to active facility concerns. Cross-Department Support • Collaborate with staff across departments to support facility needs and minimize disruption to programs, classes, events, and daily operations., • Communicate professionally with team members, engineers, vendors, supervisors, and staff submitting maintenance requests., • Support facility readiness for programs, member use, events, aquatics operations, and other campus needs., • Help maintain a safe, clean, and functional environment for staff, members, participants, families, and guests. Preferred Qualifications • It would be helpful if you also have:, • FDNY fire and life safety certifications, including F-01, F-07, S-12, S-13, S-95, or willingness to obtain., • Current Certified Pool Operator certification., • Experience with pool operations, filtration systems, chemical readings, mechanical plant systems, or aquatic facility maintenance., • Experience with building automation systems, BMS platforms, commercial fitness facilities, aquatics facilities, schools, recreation centers, nonprofit facilities, or high-traffic public-facing buildings., • Experience coordinating shift handoffs, vendor communication, preventative maintenance, or emergency maintenance response.
