Job Summary: The community's Maintenance Supervisor is responsible for leading the maintenance team in upholding a high level of customer service as well as the cleanliness and marketability of the community to renew and secure new leases while complying with safety standards. The Maintenance Supervisor uses strong organizational and multi-tasking skills to create the maintenance schedules, manage the department's budget, and ensure that all maintenance requests are completed in a proper and timely fashion. Duties also include strategically thinking of ways to prevent costly and time-consuming emergency and service repairs without compromising quality. Supervisory Responsibility: This position oversees the Maintenance team, in conjunction with the Community Manager, and actively participates in the hiring and training of maintenance personnel. Essential Job Functions: • Oversee and complete standardized diagnostic approaches for preventative maintenance and system troubleshooting., • Assist in the selection of maintenance associates., • Provide feedback for performance reviews and recommendations for training., • Participate in the on-call emergency rotation and respond to emergencies as needed., • Standardize diagnostic approaches used for common maintenance service requests, including preventative maintenance and system troubleshooting., • Troubleshoots all property systems and performs or oversees repairs., • Lead property inspections, including building and alarm systems inspections, • Administer maintenance software programs to track work orders, inventory use, product replacement histories, and scheduled preventative maintenance. Reviews work order logs and sets the priorities for work order completion. • Establish and implement auditing procedures for maintenance inventory. Monitors inventory levels while remaining within established budgets., • Manage and schedule subcontracted service providers and document work and product quality., • Ensure that make-readies are completed to Merion Residential's standards., • Solicit and evaluate quotes from multiple vendors to prepare and submit corresponding Capital Expenditure requests based on scope of work, budget guidelines, and property benefit., • Facilitate technical training and technical skill development for property associates., • Assist with the removal of snow and ice from sidewalks, walkways, steps, and driveways (when inclement weather occurs)., • Maintain resident relations by providing excellent customer service to all residents., • Maintain regular daily office hours ensuring adequate coverage on weekends and holidays., • Establish clear communication to ensure that the maintenance and leasing teams are working collaboratively to meet the needs of the residents., • Responsible for ensuring that the "curb appeal" of the entire property is maintained in an exceptional manner by employees, residents, and contractors. Other Duties: • Maintain a proper inventory of supplies and tools sufficient for turning units., • Perform and supervise non-complex electrical, plumbing, painting, and carpentry work orders., • Assist with reconfiguring spaces including moving furniture and assist with cleaning., • Complete assigned service request orders in an accurate and timely manner per Merion Residential's standards., • Adheres to the company's safety programs and guidelines to minimize emergency repairs and service requests., • Walk the property daily to maintain "curb appeal." The hand tools are considered personal property., • Work Location: This is a customer-facing position that is based at a Merion property, which means that the worksite is primarily within the apartment community, such as the leasing office, maintenance shop, or resident's apartment home. This position requires direct and frequent interaction with residents, prospects, and other invited business guests. Knowledge, Skills, and Abilities: • 5+ years of maintenance experience., • 2 or more years of experience as a supervisor., • Knowledge of maintenance systems, including inventory control, preventative maintenance, and work order record-keeping., • General knowledge of trades, mechanical systems, and equipment including HVAC, landscaping, carpentry, painting, electrical, and plumbing., • Proficient knowledge of and ability to troubleshoot mechanical systems and equipment including HVAC, landscaping, carpentry, painting, electrical, and plumbing., • Technical Capacity., • Ethical Conduct., • Communication proficiency, both written and verbal., • Initiative., • Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent, and to draw and/or interpret bar graphs., • Technical capacity - Including property management applications; MS Office Suite. Required Education, Experience, and Certification: • A high school diploma/GED and completion of a craft apprenticeship, or an equivalent number of years of education and production maintenance experience., • At least five (5) years of maintenance experience., • EPA Certification - The company's expectation is that all Maintenance Technicians (including all Maintenance Technicians, Lead Maintenance Technicians, and Service Managers) staff members have their EPA certification (Type I & Type II at minimum, Universal preferred). For Maintenance Supervisors, EPA Universal certification is the standard. Deadline for completion: If you do not have your EPA certification upon hire, the company requires that HVAC training and certification are achieved within 180 days of hire as a condition of continued employment. Continuing education and other on-the-job training are provided as part of the company's professional development commitment.
