Estate Manager / Block Manager Location: Rural Cambridgeshire Employment: Part-time or Full-time Salary: Up to £45,000 depending on experience Working Arrangement: Office-based with occasional home working Holiday: 28 days About the Role An exciting opportunity has arisen for an experienced Estate / Block Manager to join a friendly, family-oriented residential property management business in Cambridgeshire. This is a hands-on position for someone who can hit the ground running, take ownership of a residential portfolio and ensure estates are professionally managed, well-maintained, compliant and financially controlled. You’ll work closely with residents, directors, contractors and suppliers, with responsibility spanning day-to-day estate operations through to major works, compliance, financial management and new development onboarding. Key Responsibilities Manage a portfolio of residential developments, carrying out regular site inspections and overseeing maintenance and repairs. Manage planned and reactive works, contractors and service contracts, including cleaning, gardening and general maintenance. Oversee compliance requirements including fire safety, EICR, LOLER, asbestos and water hygiene, ensuring actions are completed. Support service charge budgets, monitor expenditure, review invoices and assist with year-end accounts. Act as a key contact for residents, leaseholders and directors, responding to queries and attending meetings, AGMs and occasional evening meetings. Manage Section 20 consultations and major works projects where required. Manage insurance claims and support lease and governance matters, including breaches and legal processes. Assist with the onboarding and handover of new developments, identifying risks and coordinating initial compliance checks and contractor mobilisation. Prepare specifications and tender documentation for routine services and larger projects, obtaining quotations and supporting contractor selection. About You We’re looking for an experienced Estate / Block Manager who can take ownership of their portfolio and hit the ground running. bYou’ll ideally have strong residential estate or block management experience, excellent communication skills and a good understanding of leasehold, compliance, contractors and service charges.
