Your Role You will initially manage commercial estimates from the first review of the opportunity through final bid submission and project turnover. As you demonstrate success, you will assume increasing responsibility for estimating strategy, team performance, project selection, and division results. Your responsibilities will include: • Reviewing drawings, specifications, addenda, schedules, and other bid documents., • Preparing detailed estimates for ground-up construction, renovations, and commercial tenant-improvement projects., • Performing quantity takeoffs and developing labor, material, equipment, and subcontractor costs., • Preparing comprehensive scopes of work for each construction trade., • Soliciting proposals from qualified subcontractors and suppliers throughout the Northeast., • Evaluating subcontractor proposals for completeness, exclusions, qualifications, and scope gaps., • Leveling subcontractor bids to ensure accurate and consistent scope comparisons., • Identifying design discrepancies, constructability concerns, missing information, and project risks., • Preparing requests for information when the bid documents require clarification., • Developing general conditions, allowances, alternates, contingencies, and preliminary project schedules., • Participating in site visits, pre-bid meetings, scope reviews, and subcontractor interviews., • Collaborating with business development, bid coordination, project management, and field operations., • Developing value-engineering options and practical cost-saving recommendations., • Preparing clear, complete, and professional proposals for clients., • Participating in final bid reviews and project-selection decisions with company leadership., • Supporting the transition of awarded projects from estimating to operations., • Maintaining accurate estimating records, subcontractor coverage information, and historical cost data., • Strengthening relationships with subcontractors, suppliers, architects, owners, and construction managers., • Helping recruit, train, mentor, and lead additional estimating personnel as the division grows., • Establishing estimating standards and processes that improve accuracy, efficiency, accountability, and profitability. What We Are Looking For We are interested in speaking with estimators who combine technical estimating ability with sound judgment, leadership potential, and a strong understanding of commercial construction. Preferred qualifications include: • Five or more years of commercial construction estimating experience., • Experience working for a commercial general contractor., • Experience managing commercial bids from initial invitation through final submission., • Knowledge of both ground-up construction and commercial tenant improvements., • Experience with retail, restaurant, automotive, multifamily, self-storage, healthcare, office, industrial, or similar commercial projects., • Ability to interpret architectural, structural, civil, mechanical, electrical, plumbing, and fire-protection documents., • Strong knowledge of construction methods, materials, sequencing, logistics, and subcontractor scopes., • Experience performing quantity takeoffs and developing detailed estimates., • Experience soliciting, evaluating, and leveling subcontractor proposals., • Ability to recognize incomplete scopes, pricing risks, and constructability concerns., • Strong mathematical, analytical, organizational, and problem-solving abilities., • Excellent written and verbal communication skills., • Ability to manage several bids and deadlines without sacrificing accuracy., • Proficiency with Microsoft Excel and commercial estimating or takeoff software., • Experience with Bluebeam, Procore, BuildingConnected, or comparable construction platforms., • Subcontractor relationships within the Northeast are beneficial., • Prior experience mentoring or leading other estimators is beneficial but not required., • A degree in construction management, engineering, architecture, or a related discipline is preferred but may be replaced by substantial relevant experience.
