Commissioning Project Manager I The Commissioning Project Manager I supports the planning, coordination, execution, and closeout of commissioning activities for assigned projects, project phases, or systems within CyrusOne's data center development portfolio. Acting as the owner's representative during commissioning activities, this role works closely with design, construction, operations, vendors, contractors, project managers, and third-party commissioning providers to support successful testing, turnover, and operational readiness. The Commissioning Project Manager I is responsible for coordinating commissioning activities, tracking deficiencies and project risks, supporting testing readiness, and facilitating documentation and closeout requirements. The role may independently manage smaller projects or commissioning scopes while developing the skills and experience necessary to assume full project-level commissioning responsibility. Attend meetings with design, construction, operations, and third party commissioning teams to understand project goals, schedule, and commissioning requirements and to help ensure commissioning activities are completed in alignment with project milestones. Participate in meetings with design, construction, operations, and third party commissioning teams to support alignment on project objectives, schedules, and commissioning requirements. Review commissioning related documentation, including equipment submittals, shop drawings, test scripts, operating sequences, and turnover materials, for alignment with design intent and owner requirements. Support the commissioning team in an owner's representative role through document review of earlier commissioning activities and field oversight of later stage activities. Perform pre functional inspections, field observations, and system verification activities to confirm equipment and systems are installed in accordance with project requirements. Participate in functional testing of electrical, mechanical, controls, and related building systems to verify performance in accordance with approved procedures and design documents. Coordinate with vendors, contractors, project teams, and third party commissioning partners to support test readiness, execution, and timely resolution of issues. Track commissioning deficiencies, open items, and retesting requirements through resolution and closeout, and communicate status and risks to project stakeholders. Support construction, project management, and operations teams in resolving issues that may affect startup, testing, turnover, or operational readiness. Review operating modes, sequence of operations, operations and maintenance documentation, and training needs to support turnover and operational readiness. Support readiness planning and execution activities for Level 3, Level 4, and Integrated Systems Testing (IST). Participate in site-based commissioning activities to help verify successful execution, document testing results, and support issue resolution. Coordinate testing activities among contractors, vendors, project teams, operations personnel, and commissioning providers. Monitor testing progress and help ensure issues, deficiencies, and retesting requirements are properly documented and resolved. Support efforts to verify systems are commissioned in accordance with project requirements, design intent, and operational expectations. Represent CyrusOne during assigned commissioning activities and testing events. Support management of the commissioning process from the owner's perspective while coordinating with third-party commissioning providers. Hold contractors, vendors, and commissioning partners accountable for assigned scope, schedule commitments, testing requirements, and documentation deliverables. Identify gaps in testing execution, documentation quality, operational readiness, and issue resolution. Communicate project risks, testing concerns, documentation deficiencies, and schedule impacts to project stakeholders. Support alignment among design intent, construction completion, commissioning execution, and operations handoff activities. Track commissioning deficiencies, open issues, action items, retesting requirements, and closeout activities through completion. Provide regular project status updates regarding testing readiness, issue resolution, documentation status, and turnover risks. Maintain accurate commissioning records and project documentation. Support development of commissioning reports and project closeout summaries. Collaborate with project teams to resolve issues affecting startup, testing, turnover, or operational readiness. Coordinate closeout documentation for assigned projects and commissioning scopes. Work with contractors, vendors, commissioning providers, project managers, and operations teams to gather and review turnover documentation. Track completion of testing reports, punch list items, substantial completion documentation, occupancy-related documentation, operating manuals, warranties, as-built drawings, spare parts inventories, and other closeout deliverables. Support completion of commissioning closeout packages within established project timelines. Ensure project documentation is properly reviewed, organized, stored, and transferred to operations teams for long-term use. Facilitate successful transition from commissioning to operational ownership. Education / Certifications: Bachelor's Degree in Mechanical, Electrical Engineering, Computer Science or equivalent work experience Minimum Requirements: 3-5 years of experience in commissioning, construction management, facility operations, startup, testing, project management, or a related technical field. Experience supporting commissioning, turnover, startup, testing, construction closeout, or operational readiness activities for complex facilities. Working knowledge of mechanical, electrical, controls, and critical infrastructure systems. Ability to read and interpret construction drawings, specifications, test procedures, commissioning plans, and operating sequences. Experience coordinating activities among contractors, vendors, consultants, and cross-functional project teams. Strong organizational skills with the ability to manage multiple priorities, deadlines, and competing stakeholder requirements. Strong written and verbal communication skills, including the ability to communicate technical information to both technical and non-technical audiences. Demonstrated attention to detail and commitment to documentation quality. Proficient in Microsoft Office Suite, including Excel, Word, PowerPoint, Outlook, and Teams. Experience using Bluebeam or similar document management and review software. Ability to travel 50 to 75% Preferred Qualifications Experience supporting commissioning activities for data centers, mission-critical facilities, healthcare, industrial, manufacturing, utility, or similarly complex environments. Familiarity with Level 3, Level 4, and Integrated Systems Testing (IST). Experience supporting owner-representative, commissioning, construction management, or facility operations teams. Knowledge of commissioning issue tracking, deficiency management, turnover, and project closeout processes. Experience using commissioning management software, reporting tools, or project management platforms. Understanding of substantial completion, system turnover, warranty management, and operations handoff activities. CAPM, PMP, CxA, CCP, CBCP, or other relevant industry certifications.
