Job DescriptionMaintenance Director – Skilled Nursing Facility Salary: Up to $90,000 per year Job Type: Full-time Position Overview We are seeking an experienced and dependable Maintenance Director to oversee the maintenance, safety, and physical operation of our skilled nursing facility. This leadership position is responsible for maintaining a safe, comfortable, and compliant environment for residents, employees, and visitors. The ideal candidate has strong hands-on maintenance experience, proven supervisory skills, and knowledge of healthcare facility regulations, life-safety requirements, and preventive maintenance programs. Key Responsibilities Direct the daily operations of the Maintenance Department Maintain the facility, grounds, equipment, utilities, and building systems Develop and manage preventive maintenance and inspection schedules Perform and oversee repairs involving HVAC, plumbing, electrical, carpentry, painting, and general building systems Ensure compliance with applicable federal, state, and local regulations, including life-safety and fire-code requirements Prepare the facility for surveys, inspections, and audits Maintain accurate maintenance, inspection, and safety records Coordinate outside contractors, service providers, and vendors Obtain estimates, monitor project quality, and control maintenance expenses Manage department staffing, scheduling, training, and performance Conduct routine inspections and promptly address safety hazards Oversee emergency preparedness systems, drills, and related documentation Respond to urgent maintenance issues and participate in an on-call rotation Work collaboratively with the Administrator and department leaders Protect resident privacy, dignity, comfort, and safety at all times Qualifications High school diploma or equivalent required At least three years of maintenance experience; healthcare, skilled nursing, assisted living, hospital, or commercial facility experience strongly preferred Previous supervisory or department leadership experience preferred Working knowledge of HVAC, plumbing, electrical, mechanical, and general building systems Familiarity with life-safety codes, fire systems, emergency preparedness, and healthcare compliance preferred Ability to organize multiple priorities and respond effectively to emergencies Strong communication, leadership, and problem-solving skills Basic computer skills and the ability to maintain electronic records Valid driver’s license, where required Relevant trade licenses or certifications are a plus Must satisfy all applicable employment, background-screening, and health requirements Physical Requirements The position requires regular walking, standing, bending, reaching, climbing ladders, and working in mechanical or outdoor areas. The employee must be able to safely lift and move up to 50 pounds, with or without reasonable accommodation.
