Job Description CONSTRUCTION COST ESTIMATOR Description Del-Sano Contracting Corp. is seeking a Construction Estimators who have 15+ years of experience. The Construction Estimator will demonstrate a serious interest in conceptual, as well as plan and specification building and renovation construction. The Estimator and the support teak will be responsible for the entire estimating process, including subcontractor RFP solicitations from a preferred trade contractor and a list of the estimator’s own sub-contractor resources. The estimating team will participate in collaboration with the project management team trade scope leveling and recommendations. Responsibilities: • Review construction design drawings & specifications and establish a project specific construction cost estimate format., • Prepare cost estimates., • Prepare and organize material takeoffs and identify trade contractor pricing for project specific scope, • Create detailed cost estimate based on project scope., • Develop the scope of work for sub-contractors, Contact through ‘Building Connect”, • Interface with Owners, PMs, and Superintendents to provide engineering and cost data on Design/Build estimates and change order preparation., • Maintain file of working documents as back-up for estimating database, including current information on prices from suppliers through direct contact, sales brochures, price lists, etc., • Prepare Invitation to Bid for Trade Contractor participation, • Personable Communication skills are valuable and expected especially with Customer, and Trade Contractors Desired Skills and Experience • Bachelor’s Degree in construction management with skill compatibility in the Engineering and Construction Documents and Cost Estimating., • Understands the project scheduling, and has trained knowledge of building structure, site civil and mechanical systems., • Ability to devise a conceptual building construction estimate consistent with CSI trade categories., • Must clearly recognize the type and trade specific team that will be most competitive for the project being estimated., • At least 15+ years’ experience in Construction Estimating with a proven track record of accuracy, efficiency, and profitability., • Candidate is experienced in On Screen Take Off (OST) estimating software (5+ years), • Outstanding organizational skills. MUST demonstrate a keen sense of urgency in their approach to a precise and time sensitive bidding environment., • Outstanding attention to detail. Ability to effectively recognize issues with bid documentation and discrepancies in contract documents., • Strong technical proficiently, including absolute expertise in Microsoft Excel., • Must be ambitious, energetic, and have a passion for his/her craft., • Candidate must be a self- starter, • Ability to negotiate competitive pricing as well as work scope detail Salary, AXA-401K, Health Care, Paid time Off. Core Responsibilities and Benefits • Coordinate the onsite work of multiple building trade contractors concurrently as well as the necessary understanding of CSI to maintain the project schedule and stringent budget limitations. Procore, Excel, Microsoft Project management capability are desirable, • Communication and organizational skills are a prerequisite with individual understanding needed to coordinate and assemble record drawing detail and documentation as construction progresses, • Well studied individual with construction contract documents from Site Civil, Architectural, Structural and MEPS. 3D Modeling experience is a major plus, • Develop AIA-Sub-Contract and supplemental attachments with previous experience and skill in preparing all-inclusive a trade work that strictly adheres to the Contract Documents, • Confident and Professionally at ease with interaction and communication between Design Professionals and the Building Trade Contractors, • Leadership capabilities to guide and motivate trade contractors (Open Shop and Union)to perform and deliver a quality product, • Site specific understanding of Safety Management that is attentive to OSHA Construction Safety mandates and strict management of site conditions that contribute to workmen safety, • Detail oriented motivated individual that exudes authority and dexterity in handling the day to day responsibility of a Construction Project Manager, • Salary Range above industry average, • Superb Horizon Blue Cross HMO Healthcare Plan and Pension Investment Plan registration after 90 Days, • Team working environment with attentive administrative and accounting support, • Seeking an individual for long term employment commitment Superintendent Responsibilities • Lead responsibility & accountability to the project manager and client for all field operations on a project., • Directing & supervising the work & efforts of subcontractors to ensure that the requirements of the project are met with respect to schedule, quality & cost control., • Develop, update, modify & maintain the project schedule and including 2 week projection schedules., • Assure the implementation & continuous maintenance of Del-Sano’s safety program requirements, required risk controls are established & maintained., • Weekly safety meetings, tool box talks and sign off with the subcontractors., • Develop & maintain with our OSHA inspector a site safety & logistics plan., • Communicate the date by which all materials must arrive on the job to the P.M. for preparation of the contract items & shop drawing schedules. Assist P.M. in follow-up for deliveries, • All information for the project to be processed by using Expedition ( shop drawing schedule & log, RFI, proposed change order Submittals, transmittals etc.), • Conduct weekly foreman & superintendents meetings. Create & distribute minutes of these meetings., • Review submittals & shop drawings for compliance with contract documents, • Maintain a control set of contract drawings, shop drawings, sketches & confirm that all the subcontractors are working from current design information., • Produce necessary letters/memo’s throughout the project, • Review monthly subcontractor invoices for change orders & potential change orders., • Coordinate & confirm surveyed layout requirements., • Maintain daily job reports., • Schedule testing labs for soil, concrete, steel etc and confirm reports are received in a timely manner., • Develop & maintain business relationships with Owners, Arch./Engineers and subcontractors for marketing., • Assure daily job progress photos are taken for weekly submission to the P.M., • Coordinate and keep As-Built drawings on site for close out., • Site civil experience is necessary along with commercial building construction skills., • Coordinate the on site work of multiple building trade contractors concurrently as well as the necessary resources to maintain the project schedule and stringent budget limitations, • Manage the building and site layout characteristics and interact with Design Professionals together with the Project manager, • Leadership capabilities to guide and motivate tradesmen as well as sub contractors to be proactive as well as quality and productivity consciousness, • Inspect, and observe installed work performed by tradesmen and trade contractors for compliance with contract documents, • OSHA Safety Training and Certifications to conduct on site safety talks and guide trade contractors and foreman in an effort to be injury free project, • Familiarity with Local Union Trade Contractors and manage interactions amongst the building trade divisions, • Must have exemplary communication skills, 15+ experience, • Salary and Benefits are commensurate with experience Please disclose which position you are applying for.
