Position Summary The Construction Manager is responsible for leading the execution of multiple residential construction projects from permit issuance through project completion. This role ensures projects are delivered safely, on schedule, within budget, and to FormX's quality standards by driving planning, scheduling, field coordination, and proactive risk management. Working closely with the Director of Construction, the Construction Manager oversees day-to-day project execution, develops and maintains project schedules, coordinates subcontractors and consultants, holds Purchasing accountable for timely material deliveries, and provides executive leadership with clear reporting on project progress, risks, and solutions. Key Responsibilities Project Management • Manage multiple residential construction projects simultaneously through all phases of construction., • Lead day-to-day project execution while maintaining schedule, budget, quality, and client satisfaction., • Coordinate subcontractors, consultants, inspectors, and internal teams to maintain project momentum., • Conduct regular site visits to monitor production, quality, safety, and overall project performance. This is a field role and expected to be in the field 80% of the time., • Identify project risks early and implement corrective actions before they impact schedule or budget.Scheduling & Planning, • Develop, maintain, and continuously update detailed construction schedules., • Create baseline schedules, look-ahead schedules, and recovery plans as needed., • Monitor critical path activities and ensure project milestones are achieved., • Coordinate labor, inspections, subcontractors, and material deliveries to maximize productivity., • Maintain accurate schedule forecasting and communicate schedule impacts proactively.Construction Leadership, • Provide technical leadership and support to field teams throughout construction., • Review project drawings and details for constructability and code compliance., • Resolve field issues, design conflicts, and construction challenges efficiently., • Ensure projects are executed in accordance with FormX standards and best practices., • Support quality control inspections and continuous field improvement.Procurement Coordination, • Work closely with the Purchasing team to ensure materials and equipment are available when needed., • Hold Purchasing accountable for procurement timelines that support project schedules., • Monitor procurement status and proactively identify material or supply chain risks., • Coordinate with vendors and internal teams to resolve procurement issues before they impact construction.Communication & Reporting, • Provide regular project updates to the Director of Construction., • Prepare reports outlining project progress, schedule performance, procurement status, risks, and recommended solutions., • Lead project coordination meetings with internal teams, consultants, and subcontractors., • Maintain accurate project documentation and communication throughout construction.Quality & Compliance, • Ensure all work complies with applicable building codes, project documents, and FormX quality standards., • Support inspections and jurisdictional requirements., • Verify quality control processes are consistently followed throughout construction., • Promote safe jobsite practices and adherence to company safety standards. Qualifications Required • 7–10 years of residential construction management experience., • Proven track record of successfully delivering multiple residential construction projects simultaneously., • Strong knowledge of residential construction methods, sequencing, and California building codes., • Demonstrated experience creating, managing, and maintaining detailed construction schedules., • Have exceptional interpersonal communication skills, • Experience managing subcontractors and coordinating multiple active job sites., • Proven experience using construction management software to manage schedules, documentation, and project execution., • Strong leadership, communication, organizational, and problem-solving skills., • Ability to identify project risks and implement effective solutions., • Valid driver's license with the ability to travel between project sites.Preferred, • Previous experience as a Superintendent, Lead Carpenter, Foreman, or skilled tradesperson., • Experience with ADUs, custom homes, additions, or production residential construction., • Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related field.
