As part of the senior leadership team, you will be responsible for leading a multi-disciplined maintenance team in the delivery of the short and long-term planning and management of the engineering operations for the cluster properties, across both the front and back of house. You will ensure an efficient and economic running of the engineering disciplines, supplying services as required to the entire operation and maintaining equipment, building and utility services in optimum condition. This role will include operational cluster shift coverage across a seven-day senior duty management rota and working between properties on a rotational basis. Main Responsibilities • Lead the planning, scheduling and delivery of all preventative and reactive maintenance programmes across accommodation, public areas, and mechanical and electrical plant systems, • Develop and deliver annual OPEX, CAPEX, repair and refurbishment plans, on time and within budget, • Proactively control maintenance consumable costs against departmental budgets and revenue performance, • Drive product quality standards and property upkeep through regular strategy meetings, performance reviews and continuous improvement, • Oversee the implementation and ongoing use of the Engineering Management System (LOGIT / CAFM Explorer) to support efficiency and compliance, • Achieve monthly Net Promoter and Guest Review Index targets, maintaining exceptional standards of presentation and attention to detail, • Lead health, safety, compliance and building security activity, ensuring all statutory requirements, audits and inspections are met, • Produce clear cost-benefit analyses and business cases to support capital investment decisions, • Coach, train and develop the engineering team to maximise productivity and service quality, • Collaborate with hotel leadership and external stakeholders to deliver strategic objectives, support community initiatives, and promote apprenticeship and talent development About You As Cluster Maintenance Manager, you will show initiative, be able to prioritise your workload, and have an organised and methodical approach to your work. Our projects include: • Home extensions, • Loft conversions, • Full and partial property renovations, • Internal remodelling and refurbishment Typical contract values range from £40,000 to £250,000, with an average project value of approximately £70,000. This role is designed for someone who wants the independence and earning potential of running projects without having to worry about finding customers, generating leads, running sales calls, issuing contracts, chasing invoices or managing back-office administration. We find the work and run the back office. You deliver the projects. How the role works The company generates enquiries and works with homeowners to understand their plans, budget and project requirements. Once we identify a promising opportunity, you will: 1. Visit the property and meet the client in person., 2. Discuss the proposed work in detail., 3. Assess the site and identify potential risks or challenges., 4. Scope the work and prepare an accurate, commercially viable quotation., 5. Support our internal team with any technical questions required to close the project. Our internal team then takes over the sales process, follows up with the customer, issues contracts and closes the project. Once the project is secured, you take responsibility for delivering it from start to finish. Focus on delivery, not administration We take care of the back office, including: • Lead generation, • Initial customer qualification, • Sales calls and follow-up, • Customer contracts, • Billing, • Invoicing, • Payment collection, • General administration You are not expected to spend your time finding work, chasing paperwork, issuing contracts or collecting money. What is in it for you? £40,000–£130,000 + uncapped commission Salary will range from £40,000 to £130,000, depending on experience, capability and performance. On top of this, you will receive uncapped commission linked directly to the profit generated by the projects you manage. There is no ceiling on commission. The more work you successfully manage, and the more efficiently and profitably you deliver it, the more you can earn. No need to find your own work One of the biggest challenges of running a construction business is keeping the pipeline full. We take that problem away. Our team generates the enquiries, qualifies customers and runs the sales process. We can generate as much work as you are capable of successfully delivering. Whether you want to manage £60,000 or £6 million of construction work, we want the limiting factor to be your ability to deliver rather than our ability to find projects. No back-office burden Contracts, billing, invoicing, payment collection, sales and administration are handled internally. That allows you to spend your time where you add the most value: on site, with contractors and with clients. Be your own boss The role is largely self-directed. You will have significant freedom over how you organise your time, manage your contractors and deliver your projects. We are looking for someone who wants responsibility rather than someone who needs constant supervision. How the numbers work Our average project is approximately £70,000. A well-run project should achieve at least a 20% profit margin, with 30% or more achievable on strong projects. A project of this size should take no more than six weeks when properly planned, resourced and managed. Problems happen in construction. We are looking for someone who identifies them quickly, communicates clearly and gets them solved. Our projects range from listed and period townhouses and large private residences through to architect-led new builds, major refurbishment programmes and multi-unit developments. The work is technically demanding and highly visible, delivered alongside main contractors, consultants and specialist trades, to programme and to a standard that stands up to inspection. That is why our clients keep coming back, and it is the standard the successful candidate will be expected to hold. THE ROLE This is a hands-on gas engineering position with real technical ownership from the outset. Day to day it covers: • Installation and commissioning — first and second fix gas pipework; installation of appliances to manufacturers’ instructions and Gas Safe Regulations; balanced, open, fan-assisted and lined flue systems; tightness testing, combustion performance analysis and spillage testing; client handover and demonstration., • Servicing and diagnostics — planned servicing and annual safety checks; fault finding and rectification across a broad range of appliances and controls; warranty and remedial works with manufacturer technical support; correct handling of unsafe situations., • Survey and technical assessment — attending site surveys; reading and interpreting architectural, structural and M&E drawings; identifying service clashes and buildability issues before they reach site; assessing flue routing, ventilation, combustible distances and access., • Compliance and records — daily logs and job records on our digital platform; commissioning certificates, Gas Safe notifications and Building Regulations compliance; working within Part J and Part A, the Gas Safety (Installation and Use) Regulations and relevant British Standards., • Team and client — representing the business on site, working cleanly and professionally in occupied homes; clear coordination with operations, sales and subcontract trades; supporting and, in time, mentoring less experienced colleagues. WHAT YOU’LL NEED • Current Gas Safe registration with an in-date ACS CCN1 (Core Domestic Gas Safety)., • Practical experience of domestic gas installation, servicing or fault finding. Engineers from a heating or plumbing background looking to move into installation work are welcome to apply., • Full UK driving licence., • The ability to read and interpret technical drawings and manufacturers’ instructions accurately., • Strong diagnostic ability — able to work a fault through logically rather than by replacement., • Attention to detail, sound time management, and clear communication — verbally, in writing and digitally., • Honest, trustworthy and comfortable working unsupervised in clients’ homes., • Right to work in the United Kingdom.
