Maintenance Operative \n Reports to: Registered ManagerLocation: Bromley or Reigate, with flexibility to work across both services as requiredHours: 36 hours per week, Monday to Friday 8am - 4pm Salary: Competitive, dependent on experience \n Role Purpose \n The Maintenance Operative is responsible for ensuring both homes remain safe, well maintained, compliant, and welcoming. The role involves carrying out repairs, planned maintenance, safety checks, and improvement works while supporting the smooth day-to-day operation of both services. \n Key Responsibilities \n\n • Carry out general maintenance, repairs, decorating, minor plumbing, carpentry, and other practical tasks.\n, • Maintain bedrooms, communal areas, offices, kitchens, gardens, and external spaces.\n, • Complete planned maintenance and routine safety checks, including fire safety, water temperatures, and emergency lighting.\n, • Identify and report maintenance issues, hazards, and compliance concerns promptly.\n, • Keep accurate records of maintenance activities and statutory checks.\n, • Liaise with contractors and suppliers, monitoring the quality of completed work.\n, • Support refurbishment projects, room redecoration, and general improvements.\n, • Ensure grounds, pathways, car parks, and outdoor areas remain safe and presentable.\n, • Work across both locations, prioritising urgent repairs and operational needs.\n\n About You \n Essential \n\n • Previous experience in a maintenance, facilities, caretaker, handyman, or similar role.\n, • Good practical skills including basic repairs and decorating.\n, • Ability to work independently and manage a varied workload.\n, • Strong problem-solving and organisational skills.\n, • Good understanding of health and safety requirements.\n, • Reliable, flexible, and professional approach.\n, • Full UK driving licence and willingness to travel between sites.\n\n Desirable \n\n • Experience within a care, healthcare, hospitality, or residential setting.\n, • Knowledge of fire safety, COSHH, risk assessments, and compliance checks.\n, • Relevant trade qualification or experience in plumbing, carpentry, electrical work, or facilities management.\n\n Personal Qualities \n\n • Practical and hands-on approach.\n, • Organised and able to prioritise effectively.\n, • Respectful, approachable, and professional.\n, • Safety-conscious and able to work discreetly in occupied environments.\n, • Positive team player with a proactive attitude.\n\n Additional Requirements \n\n • Enhanced DBS check.\n, • Commitment to safeguarding, confidentiality, dignity, and privacy.\n, • Willingness to undertake training and ongoing professional development.\n\n This job description outlines the key responsibilities of the role and is not exhaustive.
