Quantity Surveyor - Facilities Management Hemel Hempstead, Hertfordshire - Hybrid Working £50,000 - £60,000 DOE + Performance Bonus + Company Benefits We are currently recruiting for an experienced Quantity Surveyor - Facilities Management to join the Commercial Team of a growing principal contractor based in Hemel Hempstead, Hertfordshire. The business delivers a broad range of construction, refurbishment, compliance and Facilities Management services across the UK, working across sectors including healthcare, education, commercial and secure environments. This is an excellent opportunity for a commercially astute Quantity Surveyor with experience across Facilities Management, planned maintenance, refurbishment or minor works to join an ambitious organisation where you will have genuine responsibility, autonomy and opportunities for progression. The successful Quantity Surveyor will take commercial responsibility for a portfolio of Facilities Management and Planned Works contracts, managing projects from tender handover through to final account. The Role Reporting directly to the Commercial Manager, you will work closely with Operations, Estimating and Delivery teams to ensure projects are delivered safely, efficiently and profitably. You will be responsible for managing multiple live contracts and maintaining strong commercial relationships with clients, subcontractors and the wider supply chain. Key Responsibilities Commercial management of Facilities Management, Planned Maintenance and Refurbishment contracts. Managing projects from tender handover through to final account. Preparing and submitting applications for payment, valuations and final accounts. Pricing, negotiating and agreeing variations and instructed works. Administering NEC and JCT contracts, including contractual notices, Early Warnings and Compensation Events where applicable. Producing monthly CVRs, cost reports, cash-flow forecasts and profitability reports. Monitoring expenditure against budgets and identifying commercial risks and opportunities. Procuring and commercially managing subcontractors, including tender enquiries, orders, payment assessments and final accounts. Working closely with Contract and Operations Managers to maximise commercial performance. Providing contractual and commercial advice throughout project delivery. Building and maintaining strong relationships with clients, consultants and subcontractors. Attending client meetings, commercial reviews and project meetings. Supporting the Commercial Manager with forecasting, reporting and strategic planning. Maintaining accurate commercial records and ensuring contractual compliance. Supporting the development and mentoring of Assistant Quantity Surveyors and Commercial Assistants as the team grows. About You The ideal candidate will be an experienced Quantity Surveyor with a strong commercial background within Facilities Management, Building Maintenance, Planned Works, Refurbishment or Construction. You will be commercially driven, highly organised and confident managing multiple projects and competing priorities. Essential Requirements Minimum 5 years' Quantity Surveying experience. Previous experience within Facilities Management, Building Maintenance, Planned Maintenance or Refurbishment. Strong understanding of NEC and/or JCT contracts. Experience with applications for payment, valuations, variations, CVRs and final accounts. Strong commercial awareness and negotiation skills. Experience procuring and commercially managing subcontractors. Excellent communication and relationship-building skills. Ability to manage multiple projects simultaneously. Strong Microsoft Office skills, particularly Excel. Full UK Driving Licence. Right to work in the UK. Desirable Experience Degree/HNC/HND in Quantity Surveying, Commercial Management or a related discipline. RICS, CIOB or similar professional membership, or working towards membership. Experience working with Schedule of Rates, including NHF or similar. Experience within secure, regulated or operationally sensitive environments. Knowledge of maintenance frameworks and term service contracts. What's on Offer? £50,000 - £60,000 salary, depending on experience. Performance-related bonus.
