We are seeking a skilled and hands-on Facilities Technician II to support the maintenance, troubleshooting, repair, and continuous operation of critical facility infrastructure and mechanical systems at our Durham, NC site. Reporting directly to the Facilities & HSE Manager, this role serves as a key technical resource responsible for HVAC maintenance, building systems support, general facility upkeep, safety inspections, and hazardous waste management activities. The ideal candidate will possess strong mechanical troubleshooting skills, HVAC expertise, and the ability to perform a variety of building maintenance tasks in a regulated manufacturing environment. • Troubleshoot, maintain, and repair HVAC and mechanical systems, including:, • Air Handling Units (AHUs), • Rooftop Units (RTUs), • Variable Air Volume (VAV) boxes, • Chillers, • Boilers, • Exhaust fans, • Circulating pumps, • Perform preventive maintenance activities such as:, • Filter replacements, • Belt changes, • Coil cleaning, • Motor lubrication, • Sensor replacement, • Diagnose airflow issues, pressure fluctuations, and basic electrical or controls-related faults., • Support reliable operation of site utility and environmental systems., • Serve as a daily operator of the Siemens Desigo CC Building Management System., • Monitor building systems and respond to environmental and equipment alarms., • Verify and adjust system setpoints as needed., • Troubleshoot basic control loops and BAS-related issues., • Perform routine building maintenance, including:, • Drywall repairs, • Patching and spackling, • Sanding and finishing, • Interior painting and touch-ups, • Complete basic facility repairs such as lighting replacements and hardware maintenance., • Conduct weekly and monthly life-safety inspections, including:, • Emergency eyewash stations, • Safety showers, • Fire extinguishers, • Partner with Environmental Health & Safety (HSE) personnel to support:, • Hazardous waste collection, • Drum labeling, • Waste handling activities, • Spill response efforts in accordance with HAZWOPER guidelines, • Complete and document assigned work orders through the site's Computerized Maintenance Management System (CMMS)., • Follow GxP guidelines, SOPs, and site procedures when working in controlled environments., • Escort vendors and contractors during specialized maintenance activities, inspections, and regulatory testing., • High School Diploma or equivalent required., • Technical school training or coursework in HVAC/R, Mechanical Maintenance, Industrial Automation, or related field preferred., • 3 to 5 years of hands-on experience maintaining and troubleshooting commercial, institutional, or industrial HVAC and mechanical systems., • Experience performing general building maintenance, including drywall repair and painting., • Ability to read, write, and communicate effectively in English., • Ability to routinely lift, carry, push, and pull equipment or mechanical components weighing up to 80 pounds without assistance., • EPA Section 608 Universal Certification required., • HAZWOPER Certification (24-hour or 40-hour) or hazardous waste handling training required, or ability to obtain within 90 days of hire., • Experience using Siemens Desigo CC or similar Building Automation Systems (BAS)., • Strong proficiency with hand tools, power tools, plastering equipment, and painting materials., • Experience working within regulated manufacturing, pharmaceutical, biotechnology, or commercial facilities., • Ability to read and interpret:, • Electrical schematics, • Mechanical drawings, • Piping diagrams, • Equipment blueprints, • Strong mechanical troubleshooting and problem-solving capabilities., • Routinely lift and move materials weighing up to 50 pounds., • Climb ladders and scaffolding., • Work in elevated mechanical spaces and rooftop areas., • Operate and maneuver heavy tools, motors, and maintenance equipment., • Stand, walk, kneel, bend, and work in varying positions for extended periods., • Standard day shift: 7:00 AM - 4:00 PM or 8:00 AM - 5:00 PM, • Participation in an on-call rotation is required to support facility emergencies.
