Location: Marbella / Málaga Area, Spain Employment Type: Full-Time Compensation: Competitive package of up to €120,000 comprising fixed salary, performance bonus and variable commission. Lane Development Partners is building Solaia Residence, a boutique luxury residential development comprising just 22 exclusive apartments on the Costa del Sol. We are not looking for a traditional Sales Manager. We are looking for a commercial leader capable of building and managing one of the strongest real estate agency networks in Southern Spain. Reporting directly to the Managing Director, you will be responsible for developing, managing and continuously improving Solaia's entire sales distribution platform-from agency recruitment and international partnerships to CRM management, broker engagement and sales performance. This is an opportunity to build something from the ground up and play a key role in the commercial success of a luxury development. KEY RESPONSIBILITIES • Build and manage a carefully selected network of 10–20 non-exclusive real estate agencies across Marbella, Benahavís, Estepona and Sotogrande., • Develop strategic referral partnerships across the United Kingdom, Scandinavia, Germany, Benelux, France and the Middle East., • Recruit, onboard and support agency partners to maximise their success., • Organise weekly broker meetings, networking events, broker breakfasts and private site visits. • Ensure all agencies operate using consistent pricing, availability, marketing materials and messaging., • Own and manage the company's CRM, ensuring every enquiry and buyer lead is accurately tracked., • Monitor agency performance, identify underperforming partners and continuously optimise the network., • Deliver weekly pipeline reports, monthly commercial reports and broker performance rankings., • Work closely with senior management to achieve sales objectives while maintaining the highest standards of customer experience. SUCCESS WILL BE MEASURED BY • Building and maintaining 25–30 active agency relationships, • At least 10 agencies generating qualified buyer enquiries each month, • Delivering 100+ qualified buyer enquiries per month, • Maintaining an average enquiry response time of under one hour, • Achieving monthly site visit targets, • Maintaining a reservation-to-completion ratio exceeding 80%, • Monthly sales value (€), • Number of apartments reserved, • Number of completed sales, • Conversion rate, • Average selling price, • Sales pipeline value, • Lead response time, • Customer satisfaction, • Broker-generated sales, • Team performance against targets MARKETING SUPPORT • Work closely with the marketing department on campaigns., • Provide market feedback., • Attend exhibitions and international property events., • Assist in preparing promotional materials. MARKET INTELLIGENCE • Monitor competitor developments., • Track pricing and market trends., • Recommend pricing adjustments., • Identify new market opportunities. REPORTING • Prepare weekly and monthly sales reports., • Maintain CRM records., • Forecast future sales., • Report key performance indicators to senior management. WHAT WE'RE LOOKING FOR • Proven experience in luxury residential real estate sales, agency management or commercial leadership., • Demonstrated success building and managing broker or agency distribution networks. • Strong understanding of the Costa del Sol residential market., • Established relationships with leading real estate agencies and international referral partners., • Excellent leadership, communication and negotiation skills., • Strong commercial acumen with experience using CRM systems and sales reporting tools., • Highly organised, proactive and results-driven. Education Bachelor’s degree in: Business Administration, Marketing, Real Estate, Finance or equivalent experience LANGUAGE REQUIREMENTS • Fluent English (mandatory), • Fluent Spanish (mandatory), • A third language is essential, preferably German, French, Dutch, Swedish, Norwegian, Danish or Arabic.
